Phase One - The Creative Phase
The first phase of work is under the 60% deposit scope.
This phase consists of the preliminary work & project planning.
Step One:
Virtual Consultation
Jordan scheduled a virtual consultation on our website, because she was in California and wouldn’t be available for an on-site consultation. During this virtual interior design consultation we:
Walked her through our custom photo analysis test. This helps us determine many comprehensive aspects of our client’s style goals.
Reviewed her saved Pinterest boards which further helped us determine her design style. This step is optional, see below.
Client-provided images are welcome, but optional. Our own photo analysis test is accurate enough on it’s own to determine one’s style.
Gave her a project estimate based on her square footage for her 3 bedroom home. (Our Base Rate is: $1975/500 sq ft of designed space.)

Only tenants had ever lived there and she wanted to make it her own, and even though she wanted to do more things (like flooring, kitchen and popcorn removal) - we only had exactly 18 days from start to finish. Step Two:
Take Before Pictures & Area Measurements
Once Jordan paid her design dues, we visited the unit to take our before photos and take measurements (since she didn’t already own blueprints).
The unit was currently occupied by tenants. We quietly worked around them and took our measurements and photos in under one hour.

Step Three:
Design The Project using 3D Rendering Software
Using the gathered information we collected during our virtual consultation and our initial visit to the property, we started working on creating 3D renderings, which are crucial for developing the perfect space plan.
We are one of the only design firms in Miami that does in-house 3D renderings.
3D Renderings are a vital step in creating the perfect design.
It ensures we select items that are the correct shape & style, and helps us to create a perfectly scaled space plan.
We submit the first draft for client approval: Jordan reviewed the 3D renderings and provided her approval.
Once the client approves the renderings, we move onto the next phase.
Phase Two: Project Management
The first phase of work is under the 40% deposit scope.
This phase consists of the sourcing furniture, collecting estimates, scheduling work & deliveries and final decorating (home staging).
Step four:
on-Site Project Management
We only offer service that includes on-site property management in vacant Miami homes. The process takes on average 1-2 weeks.
Please note: a credit card authorization form is required to be filled out at this stage. This covers deliveries for the project that are needed while we are there.
We started our project by ordering the beds first and having them delivered and installed before our designer Sara arrived.
The home was completely empty, as the tenants just moved out, so we arranged for a deep move in cleaning the day we arrived.
We selected arrangements of furniture that matched her style, budget, dimensions and delivery window time and presented them to her for her approval. There were a few orders separately made but only one delivery. We had everything delivered locally from our vendors within 6 days!!!!
Client received my designer discount because she sent us her budget so we could pay on her behalf from our trade account. (Does not apply when client’s use their own CC.)
We arranged and oversaw tasks such as interior painting, furniture installations, light fixture changes, new plumbing, wall art mounted and custom window treatments installed in all rooms.
We facilitated the furniture deliveries and made sure everything went in it’s proper place.
We unboxed and organized the Amazon packages Jordan sent to the house. We also removed all the box packaging (and this project had a lot of packaging to remove). We had to arrange to have it picked up and removed with a moving truck!
We staged the house so it was perfect for her to walk into and live - immediately!
All bathrooms were set up with accessories, soaps and fresh towels.
All areas were perfectly staged with thoughtful furniture that fit perfectly to-scale within the space.
All bedrooms were ready with fresh bedding and pillows.
Kitchen was stocked and ready to cook or eat in. Pantry was organized.
All rooms were cleaned professionally.
All smart home technology was configured.
